What I Do

I take the level of service one step further acting in the capacity of a professional portfolio asset manager.  A portfolio asset manager can be thought of as an investment advisor.  In order to make certain your real estate investment is achieving the highest and best returns use the skills and knowledge of a person trained in the many facets of property management.

I am more than your experienced professional property manager.  I work as a real estate asset portfolio manager that is a part of your group of professional advisors in helping you with wealth accumulation and preservation.  I do this by providing education and consulting services, financial analysis and planning of your real estate investments, identifying opportunities:  when to dispose and when to acquire real estate investments and current portfolio management.

 

Management Plan

I will implement a detailed asset management plan for each client and for each property.  Each property’s strategies are tailored to integrate a proactive management approach which focuses on asset preservation, marketing & leasing, and tenant retention to achieve my clients’ goals and objectives.  I service many types of properties that range from a single property ownership to large portfolios and corporate entities.

 

Level of Service

I have learned the owner of a property may desire to perform a level of management themselves as they feel comfortable.  I can develop a flexible plan that includes certain services provided by the owner.  In respect, I also have different levels of my fee structure respective to the level of service provided.


What Makes My Services Unique

  • I charge a flat-rate fee based on the level of services requested and offer additional services that can be purchased on an á la carte fee schedule - other management firms charge you based on your rental income, I find it to be a more amenable solution to charge you based on the level of services provided

  • Property owners have the option for access to all information in real-time on their properties including bookkeeping, financial reports, tenant information, lease documents and bills via my website - you will see exactly the same set of accounting records we use to manage your portfolio

  • Tenants have the ability to view their invoice and to pay their rent using online electronic funds transfers, which allows for continuity of rent payments as well as convenience for the tenant

  • Property owners, tenants and vendors have access to maintenance requests and status updates via my website

My Services Offered

I offer many types of services, which include but are not limited to:

  • Provide property owners with a level of anonymity from their tenants and the day-to-day operations

  • Establish a rental schedule that will bring the highest market yield

  • Merchandise the space and collect rents

  • Create and supervise maintenance programs, schedules and repairs

  • Set-up payroll system for employees

  • Review risk management coverage for enhancement and cost-savings potential
